Town Centre Redevelopment
our projects
Grand Central, Stockport

Mosaic is acting for Targetfollow in a major mixed-use redevelopment of this high profile 4.5 hectare site adjoining Stockport railway station, a key component in the delivery of the 'Future Stockport' masterplan.
The scheme includes over 200 apartments, a 1,500 space multi-storey car park, a 130-bed hotel, 7,800 sq.m. of offices, convenience retailing, food and drink outlets and the remodelling of the existing leisure facilities.
We have formed an integral part of the project team involved in formulating the proposals, and have worked closely with the Council in negotiating the mix of uses and the layout, scale and design of the development. A series of planning applications is currently underway following a successful public exhibition.

Katherine Street, Ashton, Tameside

Mosaic has supported architects Jennings Design Associates in securing a flexible Outline permission for Goldgem International. The existing employment site will see a mixed-use redevelopment featuring ground floor retail uses with offices and apartments above. Through close consultation with the local community and Council, we obtained support for a landmark building which will support the regeneration and enhance confidence in this location on the edge of the town centre.
Peel Fold Mill, Hyndburn

Mosaic Town Planning has supported a planning application by Barratt Homes to justify the redevelopment of a former industrial site for housing, contrary to an employment land protection policy and in the context of a restriction in the number of new residential permissions granted. The vacant building was in a deteriorating condition and in close proximity to residential property; we argued that it was unsuitable for continued industrial use and that the Council could not demonstrate an adequate housing land supply. The Council accepted the case for residential redevelopment in principle.
Parkhaven Trust, Sefton

Parkhaven Trust is a registered charity based in Maghull, north Liverpool, which provides residential, nursing and day care for older people and people with learning and physical disabilities. Mosaic is acting for Arena Housing Association to provide a new 'close care' facility, day centre and doctors' surgery at the site, which requires special justification as it is located within protected open space.
